Course Description:
Currently over 80% of the buildings that exist today were built before the year 2000. And while buildings themselves have long life expectancies, the systems that make them work do not. With changes to the way businesses operate and teams collaborate, work and integrate technology - design trends have also shifted towards a more densified workspace.
This presentation discusses the major impacts of the densified workplace on buildings with aging infrastructure and what you can do to make sure your designs encompass a safe, comfortable and healthy workplace. We will touch on how to focus capital improvements towards employee betterment within new leases, renovations of existing space or portfolio upgrades.
Learning Objectives:
- Identify pitfalls of developing new workplaces within aging facilities. Learn ways to proactively avoid these pitfalls, and in many cases turn them into opportunities.
- Recognize design changes that accompany new densified workplace standards when accommodating for 80 – 100 sq. ft. per person.
- Learn ways to properly navigate toilet counts and egress issues for code compliance of both older and newly constructed buildings with restrictive base building infrastructure that does not account for added occupants.
- Gain a better understanding of the importance of providing additional outside air to meet ventilation code - all while balancing energy consumption impacts, comfort, and other operational aspects.
